@Frank ChinMy attorney has stated to give them a 3 day rent demand followed by a 14 day rent demand and filed for eviction from the court although it wont be processed until after August.

@Josh GorokhovskyVA from another country is not going to be able to handle some of the tasks you mentioned ie dealing with the city :)A local admin with some experience in RE would be ideal but in LA that wont be a $10/hr job.
