@Frank ChinMy attorney has stated to give them a 3 day rent demand followed by a 14 day rent demand and filed for eviction from the court although it wont be processed until after August. 

Unfortunately, the whole "tenants are a nightmare" and "good luck trying to evict someone, you're going to end up paying for a single mothers housing" type conversations wont stop!

I wont want to manage the property from Denver.

If that rate is even real, then take it, you wont get any better rate. 

If you are looking for a complete home run down to the studs rehab etc... than it wont work of course. 

I definitely wont be buying a condo again and yes I will be looking for a duplex or triplex but i wanted to pull some money out of the condos for the dp .

Ideally, I want to score a couple big sales (yes, I understand this wont come as quickly) so I'll be able to quit my 9-5 and do this full time and then I can invest into rentals.

Therefore, cash flow for the first years wont be much or maybe any since we would be occupying one but I am fine with that for now. 

@Josh GorokhovskyVA from another country is not going to be able to handle some of the tasks you mentioned ie dealing with the city :)A local admin with some experience in RE would be ideal but in LA that wont be a $10/hr job.

The owner actually already mailed the keys to the realtor thats working with me its just that they wont get to her in time for the appraisal.
