Beginning a journey

Hello there - 

My name is Dennis and I've been lurking for about a month and finally wanted to reach out. With some life changes forcing me to get out of my comfort zone anyway, I am looking to get into the rental game. Since I watched many of my friends/family suffer employment losses and much anxiety during these COVID-19 times. I'm really looking to use my equity and stable income to grow my wealth in additional ways rather than just stock market and savings.

So... Enter rental properties. I am excited about this opportunity and have been spending most of my free time reading and educating myself. I wanted to reach out the team here because I'm having a block with some things and think you all can help. Please bear with me...

- Negativity: I'm a very positive person by nature but people are telling me not to do this like I'm sentencing myself to a life of failure. Sadly, this has started to make me question the entire thing. I would love to hear about some of the success stories you have has after this type of experience. Unfortunately, the whole "tenants are a nightmare" and "good luck trying to evict someone, you're going to end up paying for a single mothers housing" type conversations wont stop! In addition, I keep thinking back to articles I've read of people saying that real estate investing is all infomercial "make $1,000,000 a year" type stuff and a waste of time and many come to regret it. Help me out here... 

- Financing: I'm starting to understand the numbers pretty well and have started to practice finding deals. Hope to execute something late Q4 quarter or Q1 2021. How did you start moving forward with banks? Did you simply cold call to find the best deal in your area? I may move into my first in a House-Hack situation to build my portfolio quickly from my job income but would like to move forward with a single family at some point in in 2022. Another option would be to purchase a home for myself and a rental property in the same year, does anyone have experience with this? A third option would be to buy a multi family and rent somewhere myself. Looking for feedback on these experiences. 

- Business? - Should I create a business for my first rental or not? I've read a lot of different things but I would love to get some additional insight.
