Looking for Houston Realtor to help Me

Hi! My name is Drew. I'm a real estate investor with 3 properties up in Denver CO. Houston will be my first time investing out of state and I need to enlist the help of a successful real estate agent in Houston to buy my first one! My main concern involves cash flow, so I am looking for properties with a nice cost to rent ratio. Any ideas on where to buy in Houston would be helpful. 

Idea: buy something that needs carpet and paint, maybe a few other tweaks and rents very well. Improve and rent out the  property only to hand the reins over to a property manager. I wont want to manage the property from Denver. If the first one goes well I am set up to buy several more with that realtor. 

Let me know about Houston costs I am unaware of, including insurance (it floods in Houston) and the profile of average renters down there.
