My theoretical formula for selling the houses turnkey would be: Rent Rate / 0.0125 = Sell Price (Conservatively) So an extra $50/mo would be an additional $4k in sell price.Hi Taylor,I would be more focused on making sure the tenants will pay and stay rather than increasing the rent.Especially considering its a C class area.The rules tend to work very differently with these types of properties and areas.Something that we always did was insulate the roof and walls which would in return lower the heating bill during winter months.We always try to eliminate reason for an excuse to short or not pay the rent.Our rehabs would always be very simple with the very basic materials.

What you spend in having it properly staged & enabling the buyer to visualize their future life there ie; holidays, family, etc.You will recoup two fold because you will get out of there faster & even possibly at a better asking price.As Tom, V stated; look at their portfolio first & have a simple contract.The best argument for staging is that now the potential buyers choose what they want to see based on the online photos.Wish you were on this coast, I'd make you a believer.

I am paying for the materials and they are doing the labor for no additional charge to work off the fact that the tenant is two months in arrears in rent from this winter.
