The things that concern me are there was some water spots in the basement but the owner says someone put a hose in the window well and left it running.

One reason to build it out is its darn hard were we live to buy one lot let alone have 27 of them all in one spot that we don't have to try to buy one at a time or a few at a time.this is one of 6 subdivisions I have going in the Metro market. this is the largest smallest is 5 lots..

Yes these deals for strip centers with multiple tenants the sweet spot is about 3 million and up.You can find smaller centers of 2 to 3 tenants for the 500k to 1million or so range.

It is really just for bikes and what not, there are 3 spots in the driveway so a car parked in there would likely be blocked in.We have two units with space to accommodate washers and dryers, so we are considering adding these amenities to them and then charging a bit more for those units.  2 out of 3 of our houses have laundry in the basement (shared by all tenants) and we might also add laundry to the 3rd house.I always let my tenants know about upcoming vacancies in case they want to move to a larger or smaller unit, or in case they have friends who need a place.

The prep process was very labor intensive (knocking down high spots with a sander, filling in large cracks/gaps/gouges with cement filler, containing all the concrete dust from sanding) and laying it down took several days of fairly difficult and slightly messy work.

When you include the basement as part of the unit, I’m told they tend to wantto see multiple spots for egress.
