The native Apple products (Pages, Numbers) are very good and in some ways better. 

Denton is growing fast and prices are rising accordingly so either get in fast or hope prices decline with covid difficulties. 

I must admit, I am not as familiar with the nuances of those types of loans, and the one or two people I talked to said they didn't have a loan product like that, so I moved on from the idea pretty quickly. 

I typically see a turn around play that costs around 15-20k per unit in this market, and with that money we can get a nice product that has pretty much everything done on it from the windows, roof, electrical some plumbing all the way to the kitchens and baths.

I have analyzed a few properties listed on Realtor and Zillow,  made one offer that was counter-offered then I declined, drove around my neighborhood looking for distressed properties, looked at multifamily properties, looked at single family properties, gotten upset at how expensive even distressed properties in my area are, wish I had a partner to do my first deal with and show me the ropes.

Since most banks /lenders may not be aware of this, how do we get this product?

If you install inferior products or dont address issues At some point in time those decisions will come back to bite you. 

Someone out there is going to have a product that will get him a conventional loan with less than the 2 years requirements mentioned above.
