It is a high crime area and do not picture developers or investors moving in anytime soon.

Given the down payment you have already saved you could probably qualify for one of the more affordable duplexes, the one for 370k had very nice pictures but I don't know the neighborhood.My guess is the higher priced units are close to campus.  

Carried interest and the dollar value of that interest is likely a much stronger motivator to fight for a deal than losing some money, that is likely an insignificant amount of their overall financial picture.

They may be able to better look at your total wealth picture and pledge your current assets against your leverage. 

The question you're asking here, would be worthwhile asking the township --if you haven't already.Get a plan of action from them and see how you fit into that picture.

It won't be anything against you, but you really need to be in motion, viewing, and start with the agent in that scenario.
