First off this property is located in a trendy, millenial, good school district, clean neighborhood, low crime, close to public transit, good walking paths and to a popular tourist attraction. 

I'd rather walk away from a buyer trying to put more down (that won't be able to obtain financing before the option expires), and instead take less money down on a buyer who is a slam dunk that will be able to get a loan on that home.

Also, do I have to do a formal walk through in these processes, or is it about getting my unit back from the tenant first and foremost and then having the time to do all the admin stuff (walk thru, inspection to determine deposit return amount, etc.?)

Park your vehicle a couple houses down and walk by the house a couple times and see what you notice.  

Walk the property and come up with a written SOW (Statement of Work).  

He refused to attend a final walk through, despite my offer of any time at all on the final day.
