@Ashish Garg - I can see where are you going with your decision, I would suspect and question the path your are following.

So kudos's to you and your crew, I suspect that you will have more foresight in the future and have a better pulse on the contractor situation long before you are in this position again!

@Nick Colamarino good point, I'd be super suspect if it's been sitting on the market...agent would have to be a bone head to play that angle in that situation.

I suspect that you MAY be better off (if you insist on Selling), just listing it for sale in the normal manner, and THEIR Offer can be considered just like any ones.

AgStar is  a big player in farm loans, but I suspect in your area there may be a local bank who may stick their neck out for you.

That's not even an investment, so I suspect something is missing from your calculations.
