Hi all, I rent a small in-law on the same lot as and adjacent to my landlord's home.  

To address this many states pass laws concerning the sale of a controlling interest in an entity... so while you may think you've avoided paying transfer taxes that is not always true.People also do this to prevent a property from being re-assessed in jurisdictions where a sale would typically trigger that.

They gave me an application fee of $35 each, do I have to process their application by law or should I return their application fee?

From a strictly numbers/ROI standpoint, it's not a good deal.

The initial paperwork isn't all that complicated but knowing and explaining the process to a seller requires an understanding of title, law, loans, Due of Sale, credit, reserves, etc and the implications of each. 

Every state has different laws.

Every jurisdiction while following perhaps the same basic laws works a little differently.
