If a 3/2 house sells for $150K-180K in my market, telling him I won't pay over $130K is kind of unreasonable.The point is that finding a good agent is a two way street, just like any business relationship.

This is an interesting deal because more than 50% of the pads are RV's, even though some of them are longer term tenants.Don't know if it is worth it to spend the money/time to make more pads for MH, because the location probably is best suited for commercial (on a very busy street)

To do that, I might have to get an easement on a parcel across the street and/or change out the pumps at about $30k a unit (4 units) ... not sure it will be worth the cost, but we will see later as it is very profitable with washer/dryer it appears.Septic tank and pumps are under 7 years old, with a 25 year life.

The Internet has made it easier for you to advertise your properties, so being located on Main Street is not as vital as years ago.C properties have higher cap rates than B and As because of their age, and the fact that they contain less appreciation, unless it is forced.
