You would be able to get comps (like an appraiser), have quick access to the MLS and therefore identify the deals early, and you can make money representing the seller, buyer or landlord. 

Long story short, after a few months of dealing with other issues from these tenants, I am free of them, and have a new policy in place that when I buy a property with tenants in place, paying under market, I'd feel better off just kicking them out and finding new one's I picked myself.Luckily my area is sought after and if I want new tenants quickly, I can get them.

I'm very new to the concept of wholesaling but I have a potential candidate for a wholesaling contract here in CT with a woman who needs to sale her house quickly. 

After you look and evaluate tons of properties you should be able to determine quickly.

@Cindy Spoo  I have quick question, is there a way to collect referral fees and be inactive so you do not have to keep an active license and keep up with the continuing educational classes etc...?
