New Member from CT I need advice

hello everyone! I need some advice... I'm very new to the concept of wholesaling but I have a potential candidate for a wholesaling contract here in CT with a woman who needs to sale her house quickly. 

She has a colonial home here in the area, she stated that the house is paid for but took out a 90k equity loan. She has to get out of the house by the end of September. 

She also stated that if her realtor doesn't perform and the house isn't sold by Sept. She will have to leave the house and walk away from it. She recently had the house appraised for 150k her asking price is 130k but I can get her down to 115k. I do not know any investors to complete this transaction, for all of the experience investors and wholesalers, what would you do if you were in my position?
