Unless you are doing this in pure cash, a few hundred to thousand is peanuts compared to the increased interest payments.

That said, I've run the numbers and it does make more sense from a purely dollar value standpoint (ROI, total net profits, CoCR, etc.) to leverage properties to buy more properties.

You tend to attract a higher quality of resident (people looking for a permanent home versus transient tenants shopping purely on price).

I find some are either older or tiny but having the onsite is great, although they are a little pricey and have to apply additional fees as opposed to pure STR managers.

This guy has some other angle obviously, his saying that a POA gives him the ability to put the property under contract quicker is pure BS!

I was thinking purely risk of an investment (sort of like comparing bonds and stocks), and I think you're talking about a liability risk.
