You’ll be 99% occupied Mid March thru Labor Day and 25% after that unless you can get some snow birds to rent it.Depends on how close to the beach, how many can you sleep in the 4 bedroom, and do you have a private pool?

I think the best approach here is to let them have it, the goodwill will be worth way more than the dirt- the intent is for my daughter & roommates to occupy the house for a few years, then I will decide on keep or sell.

Since it sounds like your property is owner occupied first (it's still your residence when you travel for work), have you gotten quotes as your residence and then added the rental use for the ADUs and part time your main home?

Our bank said in order for this house to be classified as a second home, we have to intend to personally occupy (not list available for rent) the house a minimum of 14 days or 10% the amount of dates that it’s rented.

You can use low down payments that are available to owner-occupied loans and on top of that, qualify for more than you would for just a single family home (because of the rents).

Yes most owner occupied is a minimum 1 yr living in residence.
