If this tenant finds a place to move and leaves you are now chasing them for whatever your lease penalty is for breaking a lease or going after them in court. 

IF they don't and the ACH reverses, then they're in the hole and chasing the tenants.After the funds clear, the PM needs to pay any bills on your behalf, collect their fee, make your payment, and generate a report.

@Chase Novotny If you finance the house hack with a conventional owner occupant loan or a government backed loan like an FHA you’ll be considered an owner occupant and be required to live in that property for at least a year.

I could hire other people and have them on "Standby" to do repairs but they cant handle evictions and chasing after tenants for money.

I use KEY bank as my family's primary Bank (kid accounts and main checking) and their already reduced hours are even more so, and When I tried to talk to a mortgage specialist they are by phone only. my agent has recommended another place for mortgages and so we are going in that direction. we also bank with Chase, and for where we are they seem to be going back to normal a bit faster but still slower than I would like  the national chains seem a lot slower on the uptake than the local credit unions

I agree and think many agents are in the business for the wrong reasons such as chasing commission checks with no regard for a clients interest.As a Realtor who wants to get into investing and legitimately has a strategy but has not done a deal yet.

The ROI on my time is much better if I'm chasing deals instead of deadbeat tenants.

The reality is, these regulations mostly chase out the mom and pop owners and those who don't want to deal with it.
