For brand new investors you can't really start by thinking there are "bad" areas when "bad" areas are all you can afford to start in a lot of cases.

I'v worked with a number of other portfolio lenders of "repute" and had bait-and-switch results so TBH I'm treading lightly here, but so far so good.

Ideally, create a separate gate to be used just by the ADU tenant to access their unit.Natural light: ADUs are small and one of the best ways to make these spaces feel bigger is to ensure lots of natural light is flowing into the unit.

If it's just "leaking somewhere" in the building, someone will need to identify exactly where the leak is (no, not with a lighted match).

Due to the floods, the water heaters' pilot lights went out and I had to send a repairman over to relight.

That said all this means is someone has to use a match to light it VS a more modern push button or switch.
