@Ryan Johnston  at this point it's probably not a bad idea to call your agent and go walk through the active comps looking at fit, finish, styles, etc of the rehab. 

I wonder why?

How long from start to finish? 

Since there aren’t any meetups over the weekend, I was wondering if anyone would like to get together Saturday night to have coffee and talk real estate.

If I hire an architect to help design & permits, get the foundation done by a licensed contractor, have Tuff Shed build the shell (they install it too), and if you can hire out subs to finish up the rest like electrical, plumbing, HVAC, flooring etc.. would self managing the project work?

We hired the appropriate contractors, in this case electrical and a handyman for plumbing, to finish the job according to what the inspector told us he had told the prior GC.The rough in inspection was already passed so the walls were closed.

I was wondering what other sites you guys use for screening tenants before paying for credit and backround checks. 

Doesn't have to be anything fancy  and expensive written by an attorney  but just something that outlines the scope of work  estimated start and finish dates  and Cost of work.
