I would write up a septic system information and agreement sheet, that informs the tenant how it works and what they must do and must not do to ensure the system operates normally and does not suffer damage.

I hate having tenants suffer with no heat/AC for a couple days when it was somewhat preventable/predictable.

As we all know Chrysler went deep about 4 months back breaking ground on what is to be the largest new automotive plant America has seen in 10 years.

I was initially hesitant about rentals because of covid when landlords suffered due to non paying tenants they couldnt evict....However, during a networking event, I spoke to someone who is a section 8 investor and the government "guaranteed rent" appeals to me greatly.

Now they may get buyers remorse.. but many people suffer that.
