Bill,You make sense and yes I had a real estate agent turn me in for buying and selling notes without a license and as of today the real estate agent license was permanent revoke for making false and misleading statements to a federal agency and yes the federal agency did pay me a visit and went over my books and said case closed no wrong doing and that was December of last year.

I would just make sure you have some sort of permanent record, like an email, that you have pointed out to them the significant repair costs and the fact that they might be getting in over their head.
