Based on my math (again I will need info from the seller to confirm) using the 50% rule by year 7 I will net over $250k (gross income is over $500k)  which should be plenty to provide the down payment and prove to the bank that I can afford the mortgage.Thoughts????

There is plenty of supply in Fayetteville for SFRs all in cost around $100-110k and rent for $1000/mo+.

Paved drive with plenty of off street parking and LARGE lot. 2 car detached garage. 2nd egresses!

Separate utilities, plenty of parking and each having it's own individual porch are just a few of the benefits.

I paid the big interest and made plenty of money because I source my own deals (nothing off the MLS).

You'll probably find plenty of opportunity to update the property and raise rents.

Pool of tenant plentiful but good ones are scarce.

There's plenty to learn through books, the BP forums, podcasts, webinars, and networking events. 

So we have plenty left from that job.
