You can buy some courses online and start there, once you understand how to under write a deal, put the spreadsheet away and study what's around the property - 2 to 5 mile radius.

Study it and know as much as you can.

@Tanner Kenneth Jenkins Generally speaking, your school history only counts if your studies and new employment are in the same/related fields...and you would usually have recently graduated or be close to graduating.

Hi all,So I'm on the brink of starting my real estate investing career after studying both residential and commercial for the last year or so and I'm wondering if it would  be a realistic goal to have 300 units cashflowing at least $180 per door (living off of $54000 a month). 

You want to study the business and the market and become an expert but yes there is a huge gap between education and execution and you just can't Google experience or look up wisdom gained from years and years and hundreds of millions in deals.
