Seeking mentor in Commercial

Hi folks,
I'm a newbie to commercial RE but have several small multi's right now. As I'm looking to scale this or next year I've been reading, educating myself and trying to run numbers. The books make it all so neat and clean, but I'm learning that's not always the case. :) I'm posting today as I am looking to find someone to help me run some real numbers on a listing I've found. There's some COVID-19 nuances that are stumping me and some general questions I have re: negotiations, CAP rates and some basic financing.

Is there anyone out there that would be willing to chat on the phone or zoom or whatever with me to work through some of my questions? I'm trying to build my knowledge, but also my network - as I know I'll need to partner with others to get into bigger buildings down the line. I am based in Seattle, Wa with properties in Seattle, Monroe and Tacoma. Thanks in advance, ya'll.

Education is the first step. You want to study the business and the market and become an expert but yes there is a huge gap between education and execution and you just can't Google experience or look up wisdom gained from years and years and hundreds of millions in deals. The best way to scale and fast track your success is to find the right mentor with the experience and skillset you are looking for.
