Real Estate Investment Lead Transfer Idea?
So this is my first time using the Biggerpockets Forums :-) Im an aspiring real estate investor with an idea to call leads off of leads I get from REIPro and the ones I don't use or aren't my niche I can shoot out to other investors who can. (Or I can call leads provided by other investors if they want that as well)
(I havent picked up REIPro yet (and am open to alternatives/additions) but they evidently have the ability to reach absentee owners, know the mortgage amount, etc. So I figured why not?)
I had the idea to create the service just now because I figure I’d come across many leads that wouldn’t work for me, but might work for any number of other people? My idea of how it would work is they would tell me their parameters, and I'd compile a list of who those match best with. They can either have me transfer them live or to call them.
Can anyone recommend pay structure ideas? I.e. how I would be able to charge reliably. I would love to go off of trust alone but there are far too many people without integrity; which baffles me as this only comes back to bite them in the end. High level individuals are almost required to have integrity as it becomes a smaller and smaller world the higher you are. Haha but then again, maybe there’s my answer, I’d be dealing with predominantly mid to entry level investors, so they can afford to just take the transfer or the lead and not reimburse me. (Even though they’d lose my services).
Commission structure? A percentage of the deal? A flat fee on transfer? A flat fee on them pulling off the transfer? Hourly wouldn’t make sense. I’m looking to do this for anyone in the country I suppose, I'm based in southern California.
I feel qualified transfers for real estate investors has got to be a service that would be wanted, especially if you’re only paying for the ones you close?
I did this before a number of years ago with loan originators for an old friend of mine, a RE broker out of Claremont CA, versus doing it for real estate investors - I tend to work best following a structure versus a script. I prefer being conversational than robotic.
Anyways, cheers and if anyone has any input, believe me I value it. I've been studying real estate investment for the past six or so years while I killed my cancer but still consider myself with immense room for growth. You dont know what you dont know.
