Talk to a few brokers tell them what you have to offer and see what they can offer you.When you find the right fit you will know.

(i.e. what if I spend money on yellow letters, which aren't exactly cheap and don't find any motivated sellers. or even if I do find motivated sellers, how would I know how much to offer so I can make a profit?

Great post, I agree with everything, just wanted to offer a couple more considerations in these areas.For the dealer status, since it is a property by property  consideration, I wouldn't worry about it too much if it is all in the same LLC.
