In most places it is a 20-day Notice to Terminate.

@Ed Gonzalez It's less risky to put 20-25% down and it will also decrease your monthly payment which will increase your cashflow. 

Like more example, has anyone noticed if average church attendance in a given city or number of parks or something else that's usually not factored in correlates with quality of tenants?  

A neighbor who is also a tenant of my associate heard the car running and noticed a smell of fumes. 

She needs to go, but I want to be sure I give her the correct amount of notice.   

@Kevin Riven because in Phase 1 you can get decent deals and lending is plentiful, in Phase 2 the properties you own or will purchase are about to increase steadily in value, in Phase 3 the properties you own or are about to purchase might decrease steadily in value, and in Phase 4 the properties you wish you could purchase will be very difficult to acquire since lending is almost non-existent.

I've noticed some of the homes that are noticeably vacant are an enigma on the tax system !

i have been paying him.on time since August and except for the month of April I held back because he gave me an invalid 30 day notice. 

This tenant has had problem in the past and was always responding quickly to email or calls, but he seems to have a new "strategy": he no longer answer emails, no longer picks up phone.He did not answer 24h notice posted on his door. 

A lis pendens is constructive notice that a lawsuit has been filed concerning the title to the property or a claimed ownership interest in it.
