I used to try to keep these people on a list to stay in touch with, and hope I that I'm there when the right time comes.

You need to take care of that roof so that person can come home after a long day at work and pay you rent.I'm a landlord for businesses so I need to make sure that business stays profitable and operational.

Gotta love texas (for flipping) as it is non disclosure.I have found that if you are dealing with a typical home, in a typical neighborhood that zillow values are a very good guide.

Selling with financing is a great strategy, so long as you are careful to stay on the right side of the DF regs and other lending laws.

Then, if they decline the offer, depending on their motivation and based on their feedback I can constructively guide the seller toward listing on the open market. 

I don't want to give her the idea that she can stay over a few extra days to get things together.
