This place seems vacant and the grass and everything is over grown.I want to bid in this auction up around $350k.

What areas seem like they are good today and have more potential over the next few years...I am looking to invest in multifamily properties this year under 600k...no brrr, no flipsAny feedback and response os very well appreciated.

She is getting a 1.46 multiple over 4 years , so 1.46 X to the Y 0.25 equals 10% compounded annual return, which should be totally covered by depreciation so that's an effective yield of 16% if in top bracket.

With the Chinese swarming all over Chiang Mai, it looks like a pretty good investment.Difficulty in buying in Thailand is there are no comps that seem to be available.

You would need over 16 years of cash flow to equal 300,000.Tough call.

The locations are limited but more importantly than location honestly is staying within a proven buy box, not over leveraging, and having a great finished product.  

Since there are over 8,000 lenders in the US, that means that there is over 8,000 different portfolio loans.
