60% LTV debt from a regional bank lender How did you add value to the deal?

Currently Toronto, the GTA and Golden Horeshoe are seeing some of the most massive drops of any   markets in the world. ( see above chart, source Toronto Regional Real Estate Board, The Greater Fool Blogpost 8/3/2022) There will be some great deals at some point but proceed with caution. 

After months of research, I have narrowed down greater Atlanta area as my target region, and looking for guidance on where to find good investment properties and how do I start? 

Use a small regional or local bank.
