Out of state investor looking for advice on handling GC's

Afternoon fellow BP investors, I recently found a property out of state and wanted to know how did you handle GC when you're not physically about to see the progress or lack there of?

@Jeffrey Renfroe Maintenance is the biggest challenge in managing properties - even moreso since COVID has caused a labor shortage.

For our clients, we do our best to supply narrated BEFORE videos with bids and AFTER videos showing completion.

So, it can be done if you can find a property manager in the area of your property willing to do all that.

    Don’t do it. Unless you have someone you absolutely would trust to be there every day or other day just don’t do it unless you enjoy getting scammed and losing $

    @Jeffrey Renfroe I personally rely on my property manager. But you have to trust them, too. They charge fees, but I'd rather pay fees and get a good deal than give it up for no deal. You have to make They take those on. I fired a property manager for doing nothing for 6 months. Should have fired them the first month.

     Yep!  It was an eye-opener for me, too. I had a contractor keep me on the hook and ditch me 2 months later, I'm like, wtf.  Like if he couldn't do the work, he should just say so.  Can I ask where you're investing?  I'm looking to expand and find other locations.
