Investment Info:

Industrial industrial investment investment.

Purchase price: $2,400,000
Cash invested: $1,000,000

5.5 acre industrial outdoor storage. Currently used as semi truck parking, will enhance operations, install gate, lighting, etc. Look for NNN tenant for a 6x Equity Multiple

What made you interested in investing in this type of deal?

Industrial is my niche, long leases, easy tenants, strong demand in DFW

How did you find this deal and how did you negotiate it?

Off market, selective criteria that we reached out to the seller to make a deal

How did you finance this deal?

60% LTV debt from a regional bank lender

How did you add value to the deal?

Improve technology, install security, better operations for the tenants, assemble a portfolio for sale to a institutional buyer

What was the outcome?

Still transitioning the property!
