There are definitely situations that are just odd and yield a very nice profit:  a seller may offer you a super low price, just to get rid of the headache... or maybe you found a house in a flip area where rehabbers will pay top dollar...

I don't want to manage super low income tenants, but there are a lot of smaller older 3/2 homes around that have been maintained or renovated within recent history that seem as if they'd make great rental properties.
