I am hoping to get an idea of what landlords in the Madison, WI market are paying for snow removal and salting.

Don't know your lake effect snow impact.

For NNN leases, the landlord has to maintain the common areas, meaning the parking lot (cleaning of it, lighting, repairs, snow removal), sidewalks, trash cans in these areas, landscaping maintenance, the roof of the building, rubbish hauling, exterior building lights.  

You need an estimate of other expenses (mowing, snow removal, maintenance, insurance, etc) and to understand what utilities you will be responsible for.  

This is not including lawn and snow removal.

To lower expenses consider, more efficient appliances and fixtures, bidding out paid services (landscaping / snow removal), efficiencies of scale through buying in bulk and sharing services, combining services and systems.
