That might be the best way to fix this without going over.There are several DIY mini split systems you can install for much less than a pro install.

If you want to DIY and force some equity through buying distressed and then upgrading yourself, refinance, rinse and repeat, then you'll need some more feet on the ground and a bit more research under your belt.

It just sounds like a lot of bad DIY paperwork, or lack of paperwork.
