Perhaps with a little cosmetic renovation it will even go above that and net you a little money.Having an extra unit would help (fourplex), but trying to get one for under $400k is going to be slim pickings in Sacramento (2 on the market at that price) and so they will be the worst quality properties in the worst quality areas.House-hacking really isn't intended for cash-flow unless you're putting a fat chunk of money down.

That's about worst case usually.In NZ, I'll use Auckland because it's my main market, you buy a house for 700K, spend a hundred on it and list it for 899K.

Now I think garage floor demo and re-pour is pretty cheap, I've gotten a 2.3K bid on another property before, so I'm thinking worst case scenario I can just spend the money for re-pour and put in new carpet and refi to take most of my money out IF appraiser thinks this is a problem.

@Henry Escobar I don't think it's the best deal, not the worst either.A few comments: I don't think putting in $8k (carpet and paint typically), is going the raise the value of the house, at least short term, from $155k to $200k.Repairs at roughly $1k per year is a little low.No reserve for legal (evictions).

It is in a desirable neighborhood, the worst street in the neighborhood, and definately the worst house.The asking is $300k, but they are dreaming.
