So, I'm new to seriously vetting the ability to invest in real estate, and I found incredible motivation after going to a meetup and seeing, meeting and picking the brains of full-time investors.

My question to shoot out is this: what really motivated you to buy your first deal?  What made it possible for you to break the ice?!

Motivation won't help...it's too short-lived.  You need to understand 'why' you want something and that will give you the discipline/perseverance to accomplish it.  It's not a 'want', it's a 'must'...it's part of your identity.
