You'll need to find a market with properties to match your strategy, but more importantly, a trustworthy and capable team (agent, PM, contractors, etc) in that market. 

Because it's up to you, and what you are capable of getting yourself to do, and how tenacious you can be in the face of interim failures to get it.

I've seen a lot of bad comps, heard of rehabs that really killed deals, and I've come to know some players that I would never trust with money.  

This year I wanted to try and get away from subbing out my Reno's myself and find a contractor who is capable of quoting and completing projects for me.

I did the work myself on the first two properties but the properties that would work at this point would need work that is above my capabilities.

My sympathies to sellers these days that get screwed over by these game players.
