Really, it comes down to your willingness to grind it out, confidence, and taking the time to become smarter.

Outside of that, you can do niceties like fancy faucets, but you can't really change the important things - location of the house on the lot, safety of the neighborhood, proximity to work/shopping, noise & pollution factors, etc. 

We are grinding like everyone else.

Honestly, I have a tremendous amount of respect for wholesalers, its a tough business that is truly a grind.

We are hoping to gain financial freedom to step back from the regular grind and enjoy life a bit more. 

If it's after hours, you can call the police and file a noise complaint.

There's just so much information and noise out there that it's hard to figure out how to get started and what steps I need to take first or who to even trust. 

I like your point about insulation and noise above us.

There will be more traffic to the rental, more wear-and-tear, higher risk of noise complaints or parking issues, parties, etc.
