With so Much to Learn, What Should Come First?

Hello! My husband and I are interested in real-estate investing and think we would do well starting with small, multi-family rentals. We both work full time but I have the lower salary so eventually we would like me to leave my 9 to 5 and do this full time. We are hoping to gain financial freedom to step back from the regular grind and enjoy life a bit more.

All that said, I'm a bit terrified and overwhelmed at the the idea. This is all very new to me and I'm unsure of where to start. I really want to dive in a learn everything I can. Does anyone have any advice on where to start? Anyone I should be talking to, books I should be reading, or key points of learning I should be focusing on. Any advice is much appreciated! Thanks!
