As I'm sort of new in town, I'd estimate that less than 10% of my contacts (in gmail, facebook, linkedin) are not close enough geographically to make them people I'd market to for local home buying/selling. 

Tax total : $1,052.26 <-- I think this is the total tax ammount that is due at least thats how I'm reading this.if the property looses its homestead status thats what will be owed. so 1052.26/12=87.69 monthly.

I've been having luck with yellow letters, but there's also website marketing, facebook, linkedin, paper ads, bandit signs, and just old-school-pick-up-the-phone and call people.

Create columns for Name, Street Address, City, State, Zip and then contact info: Last Contact, Relationship, Status, Email & Phone.IMPORTANT: do NOT ask people for THEIR business, ask for referrals!

I'd recommend looking into Facebook advertising as an additional way to market rental properties.

It or an application like it will likely disrupt Facebook very soon.

I would definitely verify the commercial status and any restrictions for renting.
