I got a call this morning from a seller. 

Good morning everyone,I've got an opportunity that I've run numbers on myself but wanted to "Red Team" the deal to the community to see if there are any fatal flaws I overlooked.

If you have a SFR work schedules don't matter but when people are living next to, on top of or below others, one tenant's 2nd or 3rd shift work schedule (leaving or coming home in the middle of the night/early morning hours) can greatly interfere with another tenant's daily routine, sleep, leisure etc. 

I will be getting in Saturday morning and will be staying onsite and going to the meet up on Sunday evening.

Not so easy...So I came up with 3 offers this morning.

We have a staff meeting this morning and I will follow up with each of my agents to see if anyone dropped the ball.

You can get a nice townhome in Manassas morning in your price range.

Personally I worked as a mover in the morning and a bouncer in the evening.Days I was off from the moving job or any free time I had went to my Real estate from Re-Vamping my marketing strategy, Networking, Talking to probate,Divorce attorneys or power of attorney's on a property.

We have goal setting meetings every friday morning at Market at Main downtown starting at 7am.Hope to see you in the investing world very soon!
