Door knocking this past weekend - Got a call today

Hey guys, 

I went door knocking this past weekend on a preforeclosure list. I got a call this morning from a seller. I am so pumped, yet nervous. I do want to discuss the taking over the payment option to obtain the property. Running through a quick search, I found out that this is called a "Subject To" transaction. Does anyone mind sharing the tips when doing this kind of transaction and if where can I get the contract for a subject to transaction? This could be my very first deal. I am looking forward for all inputs.

@Duy Nguyen Get an attorney's help....there are disclosures required you need signed by the seller, you'll wasn't a limited POA so you can deal with the loan, etc.
