Okay, I need some major help from someone that currently bought real estate with a partner @Linda WeygantWe are trying to buy one SFH in one person's name/credit.  

People invest online all the time without being registered, however, it is still true that if someone comes after you through the court, you have no recourse if you're not registered as a business. 

I suspect it came from either online shopping or the recent Equifax fiasco...

If your buying a major rehab, inside looks are advised but buying as is at the right price compared to market ARV rates maybe wirth buying site unseen...if price is right.  

There wasn't a Certificate of Occupancy available online, but I pulled it from the Dept of Buildings to make sure that  I wasn't wrong.Either case, when I purchased the building, I immediately re-appraised it as a 4 family so I can get a 2nd Mortgage.

Without going to a major syndicate, How would I find someone who is already a sponsor, or wants to be a sponsor to partner with on larger deals?

If the offer is accepted I schedule a professional inspection to verify the condition and life expectancy  of all major components and appliances.
