I know that most people say to have everything fixed before the closing date, but if it is in writing and signed prior to closing, is it that big of a deal?

I know it can be hard to get rural loans unless you are using a local bank or credit union.

But only Brokers will know how many of those are really floating around in your market and for that size asset.
