Hi,Currently looking for a brokerage that offers both residential and commercial exposure.

I have had a few reps suggest putting an addendum to the policy that would cover STR issues but it’s full holes that would create exposure. 

If you hold a property with a tenant in it for some time (at least a year), when you sell that is not likely to be considered a flip.It is easy to put on the internet or in marketing materials "you can flip up to 3 houses a year" and not have exposure to UBIT. 

On my last rental I had the facebook ad up for two days and got over 100 messages on it - I ended up going with someone who applied on Zillow but it was all very cheap and had a lot of exposure.

This will give you exposure to how the deals are structured and a larger pool of deals to choose from. 

Are we truly going to hit both hard financial times and economies this fall, do you need to pull back on exposure and take smaller losses now versus bigger later (sell)? 

With exposure to FTX and the avg bear market in stocks bringing the S&P to around 3k-3.2k, I think much worse based on yield curves, they may have margin calls and will need to liquidate their positions.

It is a very small community with very few homes of my size/shape so I think it would sell quickly if I could get the MLS exposure. 

This will teach you almost everything you need to know about real estate with low exposure.
