Pick up a book or two on the subject of land-lording (you can find great books here on BP) and maybe speak to a lawyer.

The primary Team mem bers  typically Attornies/Lawyers, real estate Agents/Brokers, CPA's (Or accountants you trust), Inspectors, Property Managers, General Contractors, and Handymen.  

It included a nice home and other buildings it was 20 acres smack dab in the middle of their 500 acre retreat.Well like a couple of bozo's my dad and I are so excited we drive right up there after the sale and some how let it out that we bought it.they lawyer up and they sue to stop the sale.. they claimed they were exempt from paying tax's like churchs are .. but they bough this property subject too tax's and never paid the back tax's so while they did not owe when they owned it the tax's were for previous owner..

Try talking to a lawyer first.

(There are ways to obtain clear title - like hiring a lawyer to bring a quiet title action or going though a company called Tax Title Services - but you just need to account for that extra time/expense so you're not caught off guard.)- Know what the property is zone for and whether it is appropriately zoned for what you intend to use it for. 

Do i need a lawyer to write them up or just review them?

The process of attending the first time home-buyers class, landlord training, and working with real estate agents, lawyers, inspectors and the like has given me the confidence to look ahead to the next opportunity.

If you can find a way they broke the agreed upon terms, you could have a shot with a lawyer.
