I am wondering if the non-recourse loans in SDIRA might be for flexible.An example I am wondering if work might be as follows; on the free and clear propensities, could I get a loan for say 70%, have the owner carry 20-30%, and me come in with 0-10%.On a single family, with say a loan to at 70% LTV, could I get a loan at that same 70% and have the owner carry the other 20-30% with me coming in with 0-10%?

Rather odd %, I wouldn't think much of it, if the policy was 25% or more I may not say a word about it, I'd be looking at the entire picture and I may ask what their function was in the syndication, any management functions or just a capital contribution that brought them to that interest, simply joining for a return on their investment.

Just to protect yourself, not just from your partner, but say a contractor gets hurt, if the LLC isn't filed correctly with an accurate Operating Agreement, you are LIABLE.Further, the key to an operating agreement is to clearly detail ownership, responsibilities, how to handle the bookkeeping, and also should detail how to remove a partner should one person want to leave.These are absolutely key.

Honestly I can't speak to the turn around of a 3 bedroom over say a 1 since we mostly are focusing on flips right now, but generally I think people think the turn around is less with a larger unit because there is a good possibility they have kids ( or lots of stuff) and are a little more committed to staying for a while.

If you don't understand the underlying fundamentals, then you'll have no way to judge what something is worth.A piece of real estate or a stock is much more difficult to value then say, a toaster or TV.
