It includes all major assets & liabs, inc some pers prop that has value (or is individually insured) & I would consider selling to fund new found opportunities or if there was a major emergency requiring a change in budgeting/liquidity.My PBS is currently three pages long, broken into sections w/ sub totals to assist in analysis:AssetsReal Prop (Assessed, Purchase/Rent data, 2-3 free online providers like Redfin, then averaged.)Personal Property (Cars, Art, Hard Assets, things not in an account or "foggy" daily market value)Cash Accounts (ie funds w/ access not limited by age, Banks, Brokerages, CVLI, prepaid taxes,large pending incomes like insurance settlements & reimbursements owed to me.)MineSpouseCo-AccountsRetirement Accounts (or anything where access to the value is age restricted)MineSpouseBusiness 1 (Net number carried over from separate business records)Business 2 (List as needed)Liabilities (Would section these out too if I had enough to justify it)Listed in order of assets above if tied to such, mortgages, HELOC, etc.General liabilities listed next, largest to smallest.Net Worth CalculationThen I include several lines of totals; subtotal of amount available for conversion to REI, ratios & simple measures like mo / mo & trailing 12 mo avg % & $ return.My FI goal is over the long term to average at least 1% mo / mo gain in net worth.I have found this to be best for me for several reasons:I have a hard time visualizing a set $ amount as a goal because my amount required to retire would then seem too big to tackle.

I get responses from several different people... it was on xome and is now "pending" guy emails me back and goes yeah it is tenant occupied etc... are you ready to buy?

I realize there are some other gotchas, like I would have to make sure that XYZ didn't have any other liabilities or pending lawsuits, but I'd let the attorney manage all that.

Hey guys, I am new here after BP webinar trying to analyze some properties for practice.So I found this duplex on Realtor, it is currently PENDING so not really going to do anything with this just wanted some feedback.So what we have here is a duplex in Indianapolis, IN, with two 1bed/1 bath units asking price is $89,900.Estimated rent for 1 bed in the area according to Rentometer is about $650, but I conservatively put $600 in my calculations.House looks OK but I put $5000 in a fixing budget.So, after all, we got $285 in cashflow monthly with about 13% cash on cash which is looks pretty good to me for a random listing from realtor.com which is also been there for 175 days now.So my ultimate question is what do I get wrong?

You can purchase your 1st MF as owner occupied with 3.5% or 5% down, pending on how is this property from where you live if you are W2 paid and keep the funds for the 2nd one as INV as you will need 25% down and go from there

Most BRRR investors kill the deal because they drag their feet placing the initial offer because they want to do every calculator and rent website and bla bla bla and then when they are ready to announce their offer the property is already pending.
