As soon as you can comfortably arrange it have the exterior door locks changed to keep others from having easy access. 

Including roof or exterior, since obviously the HOA is not in control and has no capital reserve.My question is, how is this going to affect the future sale of the townhome?  

Selling Agent Commission:  Commissions are negotiable, however I would not be "selling" on a double close, so no agent's commission.School District: This district have three great magnet schools for: Fine Arts (100% graduation/scholarship rate; Elite Academics (IB/AP programs); and World Languages that do not require students to live in any particular boundary within the county.  

I own 2 commercial properties that i did complete inside demolition to and rebuilt everything from top to bottom excluding the 4 exterior brick walls.

But the house is stucco exterior with tons of cracks in the stucco that have to be repaired. 2 stucco Contractor's have quoted us $12k - $15k to sand blast, patch, apply a new "brown coat" and finishing color coat.

Some exterior walls were 2x3 stud construction and and 2x2 was not uncommon with many manufacturers for interior walls. 

Roof, exterior work, additions etc...

Plus side is you don't have to deal with exteriors so it might not be a bad plan.

Count the exterior as a separate unit.

Although my building isn't new, the only thing not being replaced is going to be the exterior walls and 2/3 of the roof so my thought was that it should maybe be appraised using the cost approach since it's close to being new construction from that perspective.
