Hello Kirk.It's good to hear that you have both decided to become an investor and have taken steps to educate yourself in Real Estate by becoming a Realtor.I also find it enlightening that you have realized that there are many, many types of individuals that will always give an opinion about Real Estate investing, but have never and probably will never actually invested in Real Estate...They simply speak as experts from what they have heard on social media, news, blogs, etc. 

Based on that, is there something we are missing about either process that someone could enlighten me to?

I was hoping some of the more seasoned local folks who own 4-plexes to duplexes  wouldn't mind chipping in to enlighten me on the specifics for the area.

How can one pass on passive income once they've been enlightened, right?! 

., any mechanic's liens, ...You'll also need to verify whether the property has been through probate - is the grand-daughter's name now on title, etc.You're probably embarking on a challenging, but enlightening learning experience.Happy Learning!
